Build-to-suit logistics project in Puurs along the A12, midway between Brussels and Antwerp

This project offers the opportunity to develop a modern logistics site tailored to the tenant's needs at Rijksweg 85-89 in Puurs.

The project is situated on a plot of 34,000 m² and comprises approximately 17,500 m² of warehouse space, supplemented with 2,040 m² of offices and 1,560 m² of mezzanine. Additionally, there is ample space for outdoor storage or parking, the exact allocation of which is yet to be determined.

The location is highly visible, directly adjacent to the A12 and halfway between Brussels and Antwerp. The site is easily accessible via the A12 and N16, even for freight traffic. Mechelen is about 17 km away, Antwerp is around 25 km, Brussels approximately 29 km, and Aalst about 30 km, while Ghent (approximately 53 km) and Bruges (approximately 74 km) are also within reach. Thanks to the quick connections to the Netherlands, France, Germany, and Luxembourg, Puurs serves as the ideal base as a European hub.

Sustainability is central to the design and construction. A PV installation will be placed on the roof, generating local green energy and reducing CO₂ emissions; tenants can purchase this energy at a favorable rate. An energy monitoring system allows both tenant and landlord to track daily consumption and make swift adjustments in case of discrepancies. Rainwater will be collected in a 200 m³ buffer.

For optimal energy efficiency and indoor comfort, the warehouse will utilize air handling units with roof-mounted heat pumps, rather than a separate gas-fired heating and ventilation system. This integrated solution ensures high energy recovery, good distribution of treated air, and the ability for free cooling, where both heat and moisture can be reclaimed. In the offices, the air will be distributed through vents, with flows calculated for optimal thermal comfort. In areas with variable occupancy, demand-controlled ventilation will adjust the air flow based on CO₂ levels, also reclaiming heat and moisture.

Furthermore, the project will include smart LED lighting with motion detection and charging stations (22 kW) for electric vehicles. The bicycle storage area will be equipped with necessary facilities for electric bicycles. A flower meadow will surround the building, promoting biodiversity and contributing to a pleasant working environment. Throughout the material selection process, continuous efforts will be made to incorporate innovative, circular materials that can be easily repaired, disassembled, reused, or recycled, with minimal environmental impact.
